About
Formline Property Management looks after villas and residential properties for owners who want them run well, without having to run them themselves.
We handle the day-to-day operation of the property: guests, housekeeping, maintenance and the people and services behind it. Our fee is linked to what the property earns, so our interests stay aligned with yours.
Our initial focus is Southern Sri Lanka, with particular interest in the Galle, Unawatuna, Mihiripenna, Thalpe, Habaraduwa and Ahangama areas.

Most owners choose full management. For selected properties, we also offer a long-term lease with a guaranteed income.

For selected properties, we lease the villa from the owner and take on its operation for the full term.
Lease arrangements are discussed privately, property by property.

We take responsibility for the day-to-day operation of the property and coordinate the people and services needed to look after it. You stay informed, without being on call.
Presenting the property well and managing enquiries, reservations and pricing.
Communication before arrival, check-in and support during each stay.
Cleaning, laundry and presentation kept to a consistent standard.
Routine care of the building, pool and gardens, with repairs coordinated as needed.
Coordinating the people and local services the property depends on.
Regular statements showing revenue, costs and what has been done at the property.
20% of gross revenue. When the property earns, we earn. Full terms are set out in the management agreement.
